Laser-measured on site, not sketched from memory and not traced from an old plan that no longer matches the building.
Applicants use the plan to work out whether their sofa fits and where the second bedroom actually is. Getting it wrong wastes a viewing.

The tour answers the questions photographs can't. Where the storage is. How big the wardrobes really are. Where the washing machine sits.

Why it matters
People shop for homes the way they shop for everything else now. They see everything online and decide before they leave the house. By the time an applicant asks for a viewing, they have already made most of the decision.
Which is why accuracy matters more than flattery. A dark phone snap loses a good property. An over-flattering photo produces a viewing that ends in resentment on the doorstep — and that costs you the applicant, not just the appointment.
Get it right and everyone wins at once: the landlord lets faster, the applicant doesn't waste a Saturday, and you spend your time on viewings that convert. There is nothing zero-sum about it.

Pricing
That's the whole structure. Photography, floor plan and 360 tour are all included — there is no tier where you get fewer of them, and nothing to add at the end. I'm not VAT registered, so there is no VAT to add either.
A studio or one-bed is £60. A three-bed is £70. A five-bed is £80. Travel is free within 12 miles of Bishop's Stortford, and reshoots are the same price, any time — so there's no reason to be running two-year-old photographs.
And if I turn up and can't get in, I won't charge you. Keys go missing, tenants forget, the person who arranged it is off sick. I'd rather come back another day than be the supplier with a penalty clause.
