One price. Everything in it.

No packages, no good–better–best, nothing held back for a higher tier. Every shoot includes photography, a laser-measured floor plan and a 360 virtual tour. The only thing that changes the price is how many bedrooms I have to photograph.

£60, plus £5 per bedroom. And I'm not VAT registered — so no VAT to add.

Travel is free within 12 miles

Twelve miles of Bishop's Stortford, CM23. That covers Sawbridgeworth, Stansted, Harlow, Saffron Walden, Ware, Hertford and most of what's between them. Further out, just ask — I'm not going to pretend there's a formula.

Reshoots cost the same, any time

Same price, no minimum interval, no argument. Furniture gets replaced, decoration changes, the garden looks different in May. If the photos no longer match the property, there is no reason to be running them — so I've made sure price isn't the reason you do.

Two in one area, one visit

Book two or more properties in the same area on the same day and I'll do them in a single run. It's genuinely easier for me, so please do it — mention it when you book or just drop me a line and I'll arrange the order.

If I can't get in, I won't charge you

The keys aren't where they were meant to be. The tenant forgot. The person who arranged it is off sick and nobody else knew. It happens on every job in this industry, and it is almost never anybody's fault.

So there's no no-access fee. I'll come back another day once it's sorted. Cancel or move whenever you need to, no notice period, no questions.

I'd rather be an extension of your team than a supplier with a penalty clause. The only thing I'll ask is that you tell me as soon as you know — a text the night before means I can put something else in the slot.

The only bolt-on

The written listing.

A complete, ready-to-paste advert. Not a paragraph of adjectives — the whole thing, written while I'm standing in the property rather than guessed at afterwards.

What's in it

  • Full description — room by room, in order, as an applicant would walk it.
  • Short description for the portal summary.
  • Location summary — stations, schools, what's actually within walking distance.
  • Ten key features.
  • An appliance and building-systems audit.

The appliance audit, specifically

I photograph every appliance, read the model number off the data plate, and check it against the manufacturer's own specification. Same for the boiler and the consumer unit.

So the listing says what the appliances actually are, not what the last advert said they were. It's the detail applicants ask about on viewings and the one nobody has to hand.

Virtual staging

£5 per property. Sales listings only.

Digital furniture in an empty room, so a buyer can see what the space is for. Five pounds, added to any sale shoot.

Why I won't do it on a rental

Stage an unfurnished rental with digital furniture and an applicant reasonably concludes the furniture is included. They apply, they sign, they turn up with a van and a bed they didn't buy — and find an empty flat.

In a sale, the buyer knows the furniture goes with the seller; the image is helping them imagine potential. In a rental, what's in the photograph is what they believe they're renting. So on a letting, the images have to be the truth. That one's not negotiable, and it protects you as much as them.
