Photography
Rooms are hard because they contain two exposures at once: the inside, and the window. Point a camera at a living room on a bright day and you either get a nicely lit room with a white rectangle where the garden should be, or a visible garden and a cave.
I bracket and blend, so you get the bright room and the view through the window. That view is often the thing selling the property, and losing it is the single most common mistake in property photography.
Skies get replaced when the weather didn't cooperate — but the property doesn't. What you see is the room as it is.
What lands in the folder
- Full-resolution edited JPEGs, HDR blended and colour corrected.
- Every image under 4MB — so it uploads to Rightmove and Zoopla straight from the folder. No resizing, no rejected files, no going back and forth.
- Verticals corrected, so walls are vertical and rooms aren't leaning.
- Yours permanently, to use on any portal, in any window card, for as long as you like.

Floor plan
Laser-measured on site. Not sketched from memory, not traced off a plan from the last time the property was marketed, not "approximately".
Applicants use the plan for one thing above all others: working out whether their life fits. Does the sofa go there. Is the second bedroom a bedroom or a desk. Can two people get past each other in that kitchen. A plan that's forty centimetres out produces a viewing that ends in the hallway.
It's also the thing that gets forwarded. The photographs sell the feeling; the plan settles the argument.

- Total area in both m² and ft² — because the portals and your applicants don't agree on which they want.

360 virtual tour
The tour is not there to replace a viewing. It's there to answer the questions photographs structurally can't — the ones about how a property is actually arranged.
Where the storage is. How big the wardrobes really are. Whether the washing machine is in the kitchen or hidden in a cupboard off the hall. What you see turning round from the window. These are the things people ask on viewings, and every one of them answered in advance is a viewing that either happens with more confidence or doesn't need to happen at all.
It works on a phone, on a train, at half past ten at night — which is when people actually look.
